DR 22-26 Chick-fil-A (300 Woodland Ave): Design Review and variance applications for a fast food restaurant of 2,872 square feet (sq ft) with a double-lane drive-through on the subject property of approximately 1.39 acres zoned Commercial General (CG) at the southeast corner of OR Hwy 219 & Woodland Ave. Variance request is to exceed the maximum ratio of off-street parking per WDO 3.05.03A.2, which is equal to twice the minimum (11.4 spaces x by having 44 spaces instead of 23. Recommended conditions of approval include upgrading the Woodland and Hillyer Lane frontages to have new landscape strips with street trees and wide sidewalks. (DR 22-26 & VAR 22-15) 9. Updates from Staff a. LA 21-03 Tree preservation and removal: Legislative amendment of the WDO to clarify and strengthen tree preservation standards related to both existing and new land developments. The last Commission meeting about the topic was May 11, 2023. As agreed to then, staff forwards as a communication item a revised draft of amended text as a courtesy. The Commission will receive a draft again for the August 10 hearing through that agenda packet. No action required July 27. 10. Adjournment
