Condition G4c (street address). This condition is applicable. An address assignment request (and its fee payment) is necessary drop "NE" and apply to all 3 parcels composing subject property. Communicate directly with administrative staff including either Heidi Hinshaw, Associate Planner or Max Taylor, Temporary Planner, regarding intake and process. All I need to know when the time comes is that the developer applied for it and that other staff reviewed and correctly issued it. B. Condition D1 (right-of-way [ROW] dedication) not met. Submit Adobe PDF copy of the correctly recorded dedication. C. Condition D3c & d (cross access or shared access easement[s]) not met. Provide status update. Planning Division staff is willing to review draft documentation prior to recordation. In order for Planning Division staff to sign off on building permit issuance, the applicant needs to submit to Planning staff Adobe PDF copies of the correctly recorded easement(s). Note A: Absent platting or re-platting, granting of public easements (to the City) necessitates a process through Public Works (PW) and City Council acceptance separate from land use approval, which could take several weeks. Upon tentative land use approval by the Planning Commission, contact PW to begin and finish dedication and granting sooner. The City Council meets most second and fourth Mondays, and agenda packet materials are due to the City Recorder by the prior Tuesday at noon. D. Condition D4b carpool/vanpool stall proximity. Stall is too far way. 50-foot max distance is measurable from building perimeter walkway, not not parking area walkway or its crossing. Revise Sheet C101. E. WDO 3.05.02H not met. Proposed wheel stops are 5.25 inches high per Sheet C400, but the max is 4 inches. F. WDO 3.05.06C.6. Bicycle parking minimum coverage of 50% might not be met based on Sheet A.2. It appears the north 2 of the 4 outdoor stalls are each half covered by canopy. G. WDO 3.11.02C. Sheet C102 legend doesn't specify exterior lighting conforming color temperatures of the fixture models. (If not specified on the plans, the contractor is more likely to obtain and install incorrect models.) H. Condition CU4a: Front yard landscaping minimum depth not met, based on Sheet C054. I. Condition CU6a(2). Max height for canopy and/or canopy lighting is 16 ft. Sheet A1.0 shows and dimensions the south Architectural Wall 5 ft, 11 inches from the curb. Requirement to come up to 5 ft, zero inches from back of curb. The curb width is not illustrated or dimensioned on Sheet A1.0, so conformance is unclear. K. CU7g. Proposed Architectural Wall color arrangement doesn't conform to horizontal division. L. G1. Administrative: The civil set sheet index ends with landscape plan Sheets L100 & L101, but these are missing, precluding review of landscaping conditions besides CU4a. AA. G2. This is an optional item: CU6a(3) doesn't require a canopy at the double-set of emergency exit doors from the car wash mechanical room. The applicant may omit this canopy. Re-submittal Process: 1. Use a dated cover or transmittal letter to cite and address each Planning Division review item by directing to a plan sheet or document. Specify the building permit record number(s), building letter, plan sheet number(s), and where relevant detail or note number(s), or document page number(s) where conformance is demonstrated, i.e. where the revision or additional information is. 2. Besides submitting two paper copies of revised or additional documentation to the attention of Planning Division staff, upload PDFs of new or revised plans to the applicable Accela building permit record(s). 3. Submit revisions through the Building Division per its policies. Do not piecemeal additional information; submit a package of revised and additional information. Do not make direct submittal only to me; the applicant may courtesy copy me or mark materials to my attention while still routing them through the Building Division per its policies. 4.
