Business from the Audience 5. Communication 6. Public Hearing: Update May 12, 2022: The Commission will continue the hearing to June 9, 2022. Because of continuance, the Commission will take no spoken public testimony May 12. Written testimony submitted in care of City staff remains welcome until the date to which the Commission continues the hearing. a. CU 21-02: 2540 & 2600 Newberg Hwy (Oregon Hwy 214). Conditional Use 21-02, Design Review 21-10, Exception to Street Right of Way and Improvement Requirements (“Street Exception”) EXCP 21-05, & Phasing Plan PP 21-01 for a gas station with convenience store, known as US Market, and commercial office space, in the Commercial General (CG) zoning district. Site is at the southwest corner of highway and Oregon Way. Two site plan Options 1 & 2 with differing building square footages depending on how severely the Oregon Department of Transportation (ODOT) restricts vehicular access via the highway driveway. 12 fuel pump spaces. Buffering/screening as landscaping and wall proposed along neighboring residential properties. Street Exception leaves highway curb-tight sidewalk with no landscape strip, but in exchange requires along Oregon Way landscape strip with street trees and 8-ft sidewalk. 7.
