A5 001 The project is proposing eliminating balconies at the level 2 units and providing Juliet balconies instead that will communicate with surrounding community spaces. This project provides generous shared open space throughout the site and provides ease of access to the courtyard from stairs. We believe that in combination with the increased access to fresh air with the full operable door at the Juliet balconies, this strategy provides a high quality experience and access to open space, including more variety of choices than what a balcony alone could itself offer. PROPOSED DESIGN SOLUTION Applicant proposes a large, shared interior courtyard which will have multiple different program areas and amenity features. The project complies with no dimension under 6 ft, but due to the ease of access to the generous shared interior courtyard the proposed area of private open space is reduced to a minimum of 76 sf for each at-grade unit. Neighboring properties to the east and north are also zoned RM; a wooden fence (height: between the site and these properties is provided as part of the project. Neighboring properties to the west are zoned RS; an architectural wall (height: is required per Table 3.06D. PROPOSED DESIGN SOLUTION(s) Along the west property line there is extensive existing arborvitae providing screening at the fence line on the adjacent property. To install a ordinance code compliant architectural wall would risk damaging the root system of the existing planting, which the applicant believes provides an aesthetically superior screen and experience to the architectural wall. The applicant proposes eliminating the architectural wall at the west property line to preserve the existing arborvitae. In lieu of an architectural wall (height: at the remaining perimeter between the RM and RS zone, a good neighbor shadow box sight obscuring wood fence is proposed to ensure privacy and appropriate screening between the properties that’s fitting for the context of the neighborhood. The multi-family structure is also set back significantly from the RM/RS property line (84 feet at the closest point) with landscaping along the property line to help provide screening.
