This discussion is being held prior to the City of Redmond taking action on the project. Please spread the word and plan to attend! There are two existing single-family homes on two of the project parcels that are proposed to be demolished. The applicant has proposed to retain 35% of the trees on site to construct the 9 homes. A builder has not been decided on yet by the applicant Why are Parcel A and B not included in the project scope? The applicant decided to not include them within the project. Sidewalk locations The sidewalks will be in front of each proposed lot for this short plat subdivision. What are the lot sizes? The RZC minimum average lot size requirement is 7,000 sf (RZC 21.08.060B) Is the access public access? Yes, the public can use this road Wetland locations Based on a report submitted by the applicant, there are no wetlands located on the project site. What are the requirements for trees on the property? Per RZC 21.72 35% of all significant trees are required to be retained. Trees that are approved to be removed shall be replaced. Fences Fences may be placed anywhere within the property, in residential zones, the height limit is Please see the Fences Handout and Redmond Zoning Code section on fences for additional information. What are the requirements for a public street? Per RZC Appendix 2.A in Table 2, public or private street standards will be required for 5-9 lots subdivision. The City will evaluate any potential redevelopments to the adjacent parcels to decide if a public street is appropriate. The proposed development has 9 lots and there are potential to redevelop to the 2 north parcels and 1 large east parcel. The total numbers of lots accessing on this road will exceed 10 lots and therefore a public street is appropriate for this and future developments in this area per RZC Appendix 2.A in Table 2. ---PAGE BREAK--- Will there be a connection from NE 95th ST to NE Novelty Hill Road? There is no motorized connection from NE 95th ST to NE Novelty Hill Road through the new road. Only non-motorized connection will be required. Why isn’t NE Novelty Hill Road and NE 95th ST a through street? Because NE Novelty Hill Road is an arterial street and this site has an alternate access point to NE 95th ST which is a local access street with lower classification. Will bike lanes be required? No, this road is not shown to include bike lanes on the Bicycle Systems Plan. Will there be a playground? This has not been decided on by the applicant What are safe walk routes? For subdivision project, it is required by the State per RCW 58.17.060 and WAC 392-141-340 to provide the safe walk route(s) with existing sidewalks and/or interim paved walkway to all public school(s) within 1-mile walking distance from the project site. What are the street lighting requirements? Street lights will be required for the new public road and project frontage along NE 95th ST per the COR’s Illumination Design Manual.
