Applicant Response: Depending on resubmittal and review timing it is anticipated preliminary short plat approval will be granted Spring 2019. City Response: This is not a simple answer. The majority of the time frame for a decision is based upon the applicant addressing staff comments. Once the applicant submits plans that meet code requirements staff would process the final decision to which all parties of record would be notified. 2) What is the conclusion on the wells / Hydrogeological report pertaining the impact to wells? Applicant Response: A copy of the Hydrogeologic Assessment completed by ESNW on March 9, 2018 can be made available to the area neighbors for review. City Response: The current Hydrogeologic Assessment that is under review has been uploaded for public review. 3) How tall will the house be? Applicant Response: By code the maximum allowable building height is 35-ft. in the R- 4 Single-Family Urban zone. It is anticipated that once house plans are selected they will be designs that are for 2-3 story single-family homes. 4) How is stormwater proposed to be handled on the site? Applicant Response: The current stormwater plans call for a majority of the stormwater runoff developed by the proposed short plat to be collected onsite and conveyed to the existing roadside ditch along the westerly side of 187th Ave. NE. The proposed stormwater design is preliminary and is still working through the review and approval process with the city. City Response: The City of Redmond is currently reviewing the Stormwater plan for code compliance. ---PAGE BREAK--- 2 5) How will runoff from the access road be handled? Applicant Response: The private access will be a 20-ft. wide asphalt pavement access that is complete with an asphalt wedge curb constructed on the southwesterly side. The site will be graded such that stormwater runoff produced by the front yard areas and driveways will flow towards the private access. The private access will be graded so that stormwater runoff will flow towards the wedge curb where it will be collected and then conveyed to the southeasterly end of the private access where it will be collected by a proposed below ground storm structure prior to ultimately discharging to the existing roadside ditch. 6) How close from the Property line will the access road be? Applicant Response: The southwesterly edge of the private access will be 5-ft. from the southwest boundary line. 7) How will the sewer tie into the bottom of the 187th? Will this require easement from neighbors? Applicant Response: The proposed public sanitary sewer main extension will connect to an existing City of Redmond sewer manhole located east of the intersection of 187th Ave. NE and E. Lake Sammamish Rd. The sewer main will be extended to the site within existing 187th Ave. NE public right of way. No easements will be required to extend the sewer main to the site. 8) How will the increased frontage be tied into neighboring properties? Applicant Response: The project is required to construct frontage improvements for the portion of the site that abuts 187th Ave. NE. The frontage improvements consist of a 12-ft. wide travel lane, 6-ft. wide bike lane, cement concrete curb and gutter, 6-ft. concrete sidewalk, and 5.5-ft. planter strip. The ends of the frontage improvements will transition (taper) back to the edge of the existing road with new asphalt pavement. All proposed work will occur within 187th Ave. NE public right of way. 9) What is the tree replacement standards? City Response: The Tree standards are listed under RZC 21.72. Tree replacement for significant trees are 1:1 and 1:3 for Landmarked. RZC 21.72.080.
