1 SIGNIFICANT CHANGES IN THE UPCOMING 2006 INTERNATIONAL RESIDENTIAL CODE • Table R301.5 – Trusses - Wood engineered roof truss designs for IRC buildings will need to be designed for a 20 PSF live load for storage at the bottom chord where two adjacent trusses with the same web configuration containing a 42 inch high or greater by 2 feet wide or greater opening located within the plane of the truss. Truss specs will be required at time of permit application. • R303.6.1 – Stairway Illumination - For interior stairs this section requires that a switch be installed at each floor level when there are six or more risers. • R308.4 – Hazardous Locations - This section has been changed to require impact resistance glass in situations where the door swings open to a perpendicular wall containing glazing within 24 inches of the arch of the door. • R309.2 – Separation Required - A fire-resistive separation between a dwelling and a detached garage is required whenever the structures are located within 3 feet of each other. ½” gypsum wallboard on garage side interior. • R310.1.4 – Emergency Escape Windows Under Decks – Escape and rescue widows must open fully and the path is not less than 36 inches in height to yard or court. • R311.4.3 – Landings at Doors – The floor or landing at the exterior door shall not be more than 1.5 inches lower than the threshold. • R311.4.3, Landings at Doors – Where a stairway of two or fewer risers is located on the exterior side of a door, other than the required exit door, a landing is not required for the exterior side of the door provided the door does not swing over the stairway. • R403.1.6.1 – Plate Washers – Plate washers shall be provided for all anchor bolts over the full length of required braced wall lines. Properly sized cut washers shall be permitted for anchor bolts in wall lines not containing braced wall panels. • R406.2 – Foundation Waterproofing – All foundation walls enclosing habitable space or crawl spaces shall be waterproofed in accordance with this section. Yes, even that two foot stem-wall. • R502.8 – Drilling and Notching – Engineered wood products are not permitted to be drilled or notched unless specifically considered in design of member. • R602.6.1 – Drilling and Notching of Top Plate – This clarifies that a single 16 gauge galvanized metal tie is required to connect double plates whenever the top plates have been cut, notched or drilled to more than 50% of their width. An ---PAGE BREAK--- 2 exception is if the entire side of the wall is covered by wood structural panel sheathing. • R602.10.6.2 – Alternative Braced Walls – A new section permits an alternative wall bracing segment at garage openings. This alternative is essentially a duplicate of one which has been used in the City of Puyallup previously and allows a wall as narrow as 16 inches. • R613.2 – Window Sills - The rough framed window sill for IRC and IBC houses will need to be a minimum 24” high off the floor when the window is 6 feet or more above grade and if the window is operable. You could install an approved guard in front if you choose. • R613.1 – Exterior Windows & Glass Doors – Windows shall be installed and flashed in accordance with the manufacture installation instructions. Instructions must be on jobsite for inspection review. • R702.3.7 – Gypsum Wallboard Perimeter Blocking – All perimeter edges shall be blocked using wood members not less than 2x6 nominal. Blocking shall be installed flat over the top plate to provide nailing surface. • R702.4.2 – Moisture Resistant Drywall – Is not allowed to be used behind tile on wall in bathtubs with showers and shower walls. NO MORE GREEN- BOARD!! • R703 – Exterior Covering – Approved weather barrier will be required behind all exterior finishes on houses. • G2415.1 – Gas Piping Prohibited Locations – Piping shall not be installed in or through a circulating air duct, clothes chute, chimney or gas vent, ventilating duct, dumb-waiter or elevator shaft. Piping installed of the point of delivery shall not extend through any townhouse unit other that the unit served by such piping. • M1502.6 – Dryer Duct Length – Deleted the exception that allowed longer clothes dryer exhaust duct where a booster fan was installed. • N1101.8 – Energy Certification - A permanent certificate shall be posted on the electrical distribution panel. The certificate shall be completed by the builder or registered design professional. The certificate shall list the predominant R- values of insulation installed in the ceiling/roof, walls, foundation, floors, and ducts outside conditioned spaces; and U-factors for glazing.
