1. Do the Exam Rooms, Reception 1 (bottom right of floor plan) or Break Room need Cabinets & Countertops? None are shown at these areas. Just a receptionist counter is being asked by the contractor. All other cabinets will be added as needed at a later date. . 2. Does the Storage/Freezer Room require a walk in Freezer or is this just a standard plug in Freezer? Just electrical provisions for chest style freezers is required 3. Is a Parking Lot required? If so how many square feet/parking stalls should all the GC’s be figuring? This will be included in the 4. Is Landscaping required? This is TBD based on the site development plan. 5. Should we include Turf in the open Courtyard? Please include in your bid pricing for different options, AstroTurf, grass with watering system, etc. 6. Is there any site furnishing? None required 7. Is the GC responsible for all of the Wet & Dry Utilities to the Building? Hook up to utilities should be taken to Siri lane for sewer and water, power to be determined but should be taken to the property line as well. 8. Will Gas Piping be required? None required unless your plan has gas heating. 9. Will any site CMU screen walls be required? If you’re referring to exterior, there are none required. 10. Will a Trash Enclosure be required? Include it as an option 11. What finish should the GC’s be figuring at the exterior walls? Split Face CMU, Stucco, Metal Siding, etc…..? The building to the south has stucco and CMU. It is not required to use the same materials but the color should match as close as practical. 12. Should we figure Vinyl Flooring in all non-washable areas? Sealed concrete throughout the building is acceptable. We will compare all pricing of all options submitted. 13. Should the Bathrooms have Ceramic Tile at the Floors & Walls? Ceramic tile is not a requirement. 14. Should the GC figure all Plastic Laminate Countertops or are you looking for Solid Surface Tops? Plastic laminate is an option that will be accepted. Solid surface could be an upgrade and if it is costly then show it as an option and we can decide after. 15. Does the Countertops in the Food Prep rooms need to be Stainless Steel? No 16. Is the GC responsible for Appliances? No 17. Is the GC responsible for Window Blinds? No 18. Also request clarification as to the type of walls needed in the Impound area. Should they all be Block and how high, or is Chain Link with possibly fabric acceptable. Chain link would be acceptable for the gates only, the separating walls need to be more durable than chain link. CMU or something equivalent is acceptable and is preferable for separating walls. All of these walls need to be waterproof. 19. General Instructions to Bidders 1.1 Receipt and Opening of Bids states in part, “All Requests for Information must be submitted by August 7, 2020 to receive answers prior to bid opening.” When is the anticipated issuance date of Addendum No. 1? Addendum 1 is incorporated within these questions. 20. General Instructions to Bidders 1.5 Subcontract states, “Contractor must include in his or her Proposal a separately completed “Contractor Qualification” for each person or company to whom the bidder proposes to award a subcontract for performance of the required duties. No proposal shall be considered if the bidder fails to submit this form.” Typically, a 5% sub list at bid time and 1% sub list by the three apparent low bidders within two-hours of the bid opening is what is required on bid day. Post bid ---PAGE BREAK--- subcontractor submittals are typically due within 24 hours of the bid opening by the apparent low Bidder. This is due to the fact that on competitive hard Public Works Bids Prime Contractors will receive subcontractor proposals up until bid closing time, not allowing adequate time to prepare all listed subcontractors post bid submittal requirements until the next business day. Please clarify. Nye County will require that all subs that are not included in the bid documents submitted be approved by the facilities director. We will accept them from the apparent low bidder after bid opening. 21. Article 17. Notices 2. Special Provisions 2.5.3 states, “Contractor shall complete all of the work described within one hundred eighty (180) business days….” However, 2.10.3 states, “All work must be completed within one hundred eighty (180) calendar days…” Please clarify. This will be calendar days. If the contractor feels the project may take longer, please include this variation in the proposal. 22. Will a Geotechnical Report be provided? Yes, included with site development plan. 23. Will Civil Drawings be provided? Yes, included with site development plan. 24. Will Landscape Drawings be provided? This will be included with site development plan. 25. Will the POC for underground utilities be 5’ out & provided by others? Run sewer and water to Siri Ln, we will connect it from there. 26. Will a Project Manual / Spec Book / Basis of Design be provided? No 27. Who is responsible for permits & fees? Contractor. 28. Who is responsible for testing & inspections? 3rd party inspector, works within couty 29. Will permittable interior build out drawings be provided? This is design build, we are looking for the best options at the lowest cost, bear in mind, we would like this to be a 30+ year building. 30. Will M.E.P. Drawings be provided? This is a design build, M.E.P. could be provided by subs but they will be required for plan review and GC is responsible for the plans. 31. Will a Fire Sprinkler system be required? Yes, per the building code. 32. Who shall bear the cost of temporary utilities required for construction? GC 33. For bonding considerations, has Nye County established a budget for construction costs and what is the Engineer’s Estimate? Total budget that the county has identified is approx.. $1.1 million. 34. In compliance with NRS 338.141 will 5% sublist and 1% sublist forms be provided? Yes. 35. Regarding Certificate of Eligibility submittal will a Contractor’s Affidavit be provided? Not familiar with this 36. In conformance with Senate Bill 207 will project workforce checklist and waiver forms be provided? Yes, these will be included to awarded bidder after award to ensure we are following the bill laws. 37. How many outlets in each office? 4 outlets in each office will be sufficient, one per wall. 38. Fire Sprinkler ACT system drop down or exposed? Drop down or exposed is ok in this structure. 39. Should Fire extinguishers be included? Please include fire extinguishers as an option. 40. Do you want a hose bib in every wash down room? It is not necessary in every wash down room, some of the rooms will be fine with mop sinks with the hose provisions. 41. Is this a design build? Yes 42. Will there be sealed concrete throughout? Yes. 43. Was there a drainage study done? Yes, there was a drainage study when the jail and other county buildings were built. ---PAGE BREAK--- 44. Would you like wood doors in front portion of the building / offices? Or hollow metal wash down doors? Can do wood doors in the office areas, hollow metal for the front and wash down doors. 45. Will there be fencing all around? No, just the back side. 46. Does the building need fire sprinklers? Yes, will need to be done per the building code. 47. What material will be bid for the outside area? Please include in your bid pricing for different options, AstroTurf, grass with watering system, etc. 48. What type of cooling system? Isolation must have its own unit and needs to be HVAC. The non-quarantine areas can be swamp. 49. Will Landscaping be done? TBD 50. Will the bid opening be virtual? Yes, bids will be due by 1:30pm on August 28th and the Go To Meeting will be immediately following. Bidders can join the Go To Meeting at 1:15pm. See separate Documents with Go To Meeting Information. 51. What type of materials? Kennels will be CMU or equivalent, must be 100% waterproof. The office areas must be insulated, roof insulated, standard doors with exterior doors being commercial double. 52. Is the building size set in stone? If the steel building pricing is cheaper to do with a close but different dimension, that is fine, but the kennels cannot be any smaller. 53. Will there be a soils report? Yes. 54. Does this need 3 phase power? Yes, probably 400 amp. 55. What type of roof? We prefer no burndown roof, any other material okay. 56. Kennel drain requirements? Can be drain in each kennel, or can be a trough.
