VRBO Building & Fire Safety Checklist The following list is provided as a general overview of items that will be checked during the time of inspection. These items are required, this list is not meant to include every possible situation but to cover items that are present in most situations. Building Address properly posted on the building and visible from the street Property and grounds must be manicured and maintained and in compliance with City regulations Exit and Passages clear from obstructions – Bedrooms shall not constitute the only access to other bedrooms nor shall bedroom serve as the only means of egress from other habitable spaces Bedroom Egress Windows -5.0 square feet of net clear opening for openings located at or below grade level (net clear height shall not be less than 24” and the net clear width shall not be less than 20”) -5.7 square feet of net clear opening for openings located above the grade level (net clear height shall not be less than 24” and the net clear width shall not be less than 20”) -Window sill heights shall not exceed 44” -Window wells shall be not less than 9 square feet with a horizontal projection and width of not less than 36” (Window wells that exceed 44” in depth shall be equipped with a permanent affixed ladder or steps) Basement sleeping rooms designated or arranged for occupancy by more than two people shall have a code compliant door that exits directly to the exterior Storage space under stairways- if the area under stairways is enclosed and used for storage the walls, under-stair surface and any soffits shall be enclosed and protected by ½” gypsum board Roofing & Roof Components in good repair without deterioration Exterior walls free from holes, cracks, breaks, or rotting materials Exterior porches, decks, stairways, guards and handrails structurally sound and in good repair Minimum ceiling height of 7 feet in all habitable rooms- provisions allowing ceiling height of 6’8” for basement rooms if complying with City ordinance Minimum bedroom size 70 sq. ft. plus 50 sq. ft. for each additional occupant Notes: Electrical Electrical system operational Cover plates on all switches and receptacles Breakers labeled and accessible- Clear floor space in front of electrical panel If applicable plug strips must be listed and used according to the listing. GFCI Protection as per code Building Services 2549 Washington Blvd. Suite 240 Ogden, Utah 84401 Phone: (801) 629.8985 www.ogdencity.com ---PAGE BREAK--- Notes: Mechanical Mechanical system operational Combustible materials away from appliances Bathroom exhaust fans operational Furnace -Is the furnace properly connected to the gas/electrical system -Is the venting system properly installed -Proper combustion air -Proper gas shut off valves Clothes dryer exhaust system exhausted to exterior and in good repair Notes: Plumbing Plumbing system operational Proper Plumbing fixture clearances, maintained and operational Water Heater -Is the water heater properly connected to the gas or electrical system -Does the water heater have seismic straps top & bottom -Is the pressure relief valve operational with appropriate drainage leg -If gas is the venting system properly installed -Proper combustion air Notes: Fire Fire Extinguisher (min. 2-A:10BC) current tag or new within a year with proof of purchase. Must be hung in a visible/accessible location no more than 60” high to the top Smoke Detectors: Install smoke alarms inside each bedroom, outside each sleeping area and on every level of the home, including the basement. On levels without bedrooms, install alarms in the living room (or den or family room) or near the stairway to the upper level, or in both locations. Detectors must be interconnected Carbon Monoxide: CO detector(s) should be centrally located outside of each separate sleeping area in the immediate vicinity of the bedrooms or sleeping rooms. CO detectors are also required on every floor containing a fuel-burning appliance. Detectors must be interconnected, listed combination Smoke/CO detectors are allowed. Notes:
