PERMANENT PUBLIC UTILITY EASEMENT INDIAN HILLS TRADING COMPANY, L.L.C., an Idaho Limited Liability Company, whose current address is P.O. Box 106 Ritzville, Washington 99169, GRANTOR, owner of real property affected hereby, in consideration of one dollar and other valuable consideration in hand paid, does hereby grant the CITY OF MOSCOW, a municipal corporation of the State of Idaho, 206 East Third Street, Moscow, Idaho 83843, GRANTEE, and its agents and assigns, three non-exclusive permanent easements and rights-of-way in which to construct and maintain public utilities including the right to enter upon, occupy and use property located in the City of Moscow, Latah County, Idaho, to wit: EASEMENT N0.1 A public utility easement situated in the southwest quarter of Section 17 and the southeast quarter of Section 18, Township 39 North, Range 5 West, Boise Meridian, Latah County, Idaho, as shown on the attached 'Exhibit A' and being more particularly described as follows: Commencing at the southwest corner of said Section 17; thence N00"01 '06"W 1066.26 feet along the west line of said section, to the TRUE POINT OF BEGINNING; thence S75°47'44"E 330.41 feet along the northerly right-of-way line of Southview Avenue of the proposed Indian Hills 8th Addition subdivision plat, on file with the Engineering Department of said City of Moscow; thence continuing along said right­ of-way line, southeasterly 31.42 feet along a curve to the right having a central angle of 90°00'00", a radius of 20.00 feet, and a chord bearing S30°47'44"E 28.28 feet; thence S14°12'16'W 114.46 feet along the westerly right-of-way line of Street of said proposed plat; thence leaving said right-of-way line N78°24'02"W 107.41 feet; thence N06°33'32"E 130.50 feet; thence N75°47'44"W 146.15 feet, parallel with and 10.00 feet distant of said southerly right-of-way line of Southview Avenue; thence N8r05'06"W 61.30 feet; thence N75°47'44"W 64.86 feet, parallel with and 22.00 feet distant of said southerly right-of-way line of Southview Avenue to a point on the easterly right-of-way line of U.S. Highway 95; thence northerly 22.01 feet along said right-of-way line, along a curve to the left having a central angle of 00°25'55", a radius of 2920.00 feet, and a chord bearing N15°40'51"E 22.01 feet; thence S75°47'44"E 44.80 feet along said northerly right-of-way line of Southview Avenue to the TRUE POINT OF BEGINNING. Said easement contains 19,7 44 square feet, more or less.
