"gJ No. . •t c '  11?\tfHEREOT : ' " lh;c"!tMJ V 94. ?ZI,sMtt? ,nwr A HOU: · 4-m_ DEED OF DEDICATION ,J,"ml7 Fee$ ..fr BY  LARRY GERMER, a single person, whose current address is 4247 Highway 95 South, Moscow, Idaho 83843, GRANTOR, for value received, does hereby convey and dedicate unto the CITY OF MOSCOW, IDAHO, an Idaho municipal corporation, GRANTEE, 206 East Third Street, Moscow, Idaho 83843, for public street and customary related public uses, the following described real property situated in the City of Moscow, County of Latah, State of Idaho, to-wit: A parcel of land located in the southwest quarter of the southwest quarter of Section 17 and the southeast quarter of the southeast quarter of Section 18, Township 39 North, Range 5 West, Boise Meridian, Latah County, Idaho, said parcel being a portion of the Larry Germer tract described in Deed No.404047 on file with the Recorder's Office of said County, as shown on the attached Exhibit and being more particularly described as follows: Commencing at the southwest corner of said Section 17; thence North 29.92 feet to the north right-of-way line of Palouse River Drive and the TRUE POINT OF BEGINNING; thence S88°10'17"W 115.00 feet along the south boundary of said Germer tract; thence North 6.19 feet to the actual existing north right-of-way line of Palouse River Drive defined as being 50.00 feet northerly of the south right-of-way line of Palouse River Drive as shown on the plat of the South Palouse Tracts, recorded in Book 4 of Plats, page 17, records of said County; thence continuing North, along said west boundary of the Germer tract, 10.00 feet; thence S88°44'41"E 134.34 feet, parallel with and 10.00 feet distant of said actual existing north right-of-way line of Palouse River Drive; thence S88°28'24"E 5.62 feet, parallel with and 10.09' distant of said north right-of-way line, to the east boundary of said Germer tract; thence South 10.09 feet, along said east boundary, to the north right­ of-way line of Palouse River Drive; thence N88°28'24"W 25.00 feet, along said right-of-way line, to the TRUE POINT OF BEGINNING. Said parcel contains 1757 square feet, more or less, with only 1401 square feet lying north of the existing right-of-way. The remaining 356 square feet of the above described parcel are situated within the existing right-of-way.
