448585 OPTION AGREEMENT TO PURCHASE REAL PROPERTY This Option Agreement to Purchase Real Property ("Agreement"), is made this Jd day of _ JJ, LtND , between City of Moscow, Idaho, a municipal corporation of the State of Idaho ("GRANTEE"), 206 East Third Street, Moscow, Idaho, 83843, and BFH&H, Incorporated, a corporation of the State of Idaho ("GRAi\'TOR"), 480 I Atlas Road, Coeur d'Alene, Idaho, 83814, for the purposes of providing GRANTEE with property for use as a City of Moscow, Idaho fire station. WITNESSETH: In consideration of the mutual covenants set forth herein, GRANTOR and GRAl"'TEE agree as follows: I. CONSIDERATION Al'ID PROPERTY In consideration of the sum of FIVE THOUSAND AND DOLLARS ($5,000.00), paid by GRAI'<'TEE to GRANTOR, GRA.i"'ITOR hereby grants unto GRA.NTEE an exclusive and irrevocable Option to purchase real property and any and all improvements thereon situated in the County of Latah, State ofidaho ("PREMISES"), as shown in Attachment hereto and more particularly described as follows: Block 3, Lot 12 and Lot 13, Quml Run Subdivision, Moscow, Latah County, Idaho. This exclusive and irrevocable Option shall be for a term beginning on the date of the execution of this Agreement and expiring midnight January 15, 200 I. 2. TERMS AND CO"i\lJ)ffiONS This Agreement is subject to the following terms and conditions: A GRANTOR grants to GRANTEE the right to renew the above referenced Option described in paragraph 1 for and in consideration of the additional sum of THREE THOUSAND AND NO/ ONE Hl;'NDREDTHS DOLLARS ($3,000.00). Such additional Option shall be for a term beginning on midnight January 15, 2001 and expiring midnight January 15, 2002. Payment of the additional sum of THREE THOUSAND Al\ffi NO/ONE Hl;'NDREDTHS DOLLARS ($3,000.00) to extend the exclusive and irrevocable Option must be received on or before midnight January 15, 200 I.
