Becker, husband and wife (hereafter "GRANTOR"), and the City of Moscow, a municipal corporation of the State of Idaho, 206 East Third Street, Moscow, Idaho, 83843, (hereafter "GRANTEE"): Wherefore GRANTOR in and for valuable consideration does hereby remise, release, and quitclaim to GRANTEE all of GRANTOR'S right, title and interest in and to the following­ described real estate located in the City of Moscow, County of Latah, State of Idaho, to wit: A parcel of land located in the Northwest Quarter of the Southeast Quarter of Section 7, Township 39 North, Range 5 West, Boise Meridian, City of Moscow, Latah County, Idaho, described in that Quitclaim Deed recorded under Instrument No. 557667 as follows: COMMENCING at the South Quarter corner for said Section 7 said point being a 5/8" X 30" rebar with a 2" aluminum cap marked as shown on a Corner Perpetuation and filing recorded under instrument No. 393941; Thence North 01°01' 16" East along the North-South Mid-Section line, a distance of 1747.62 feet to Street centerline at station 18+88.50; Thence South 89°33'27" East along the centerline of said Street, a distance of 29.69 feet to centerline station 19+18.19 Street; Thence South 00°26'33" West, a distance of 31.00 feet to the Northwest corner of a parcel of land described in a Quit Claim Deed recorded under instrument No. 474833 and said point being at the intersection of the South right of way of said Street having a 31.00 foot South right of way width and the East right of way of Line Street, said point being 31.00 feet right of Street centerline Station 19+ 18.19 and being 30.00 feet distant from said North-South Mid-Section line, said point also being the TRUE POINT OF BEGINNING; Thence South 89°33'27" East parallel with and 31.00 feet distant from the said centerline of Street, a distance of 28.15 feet to an angle point, said point being 31.00 feet right of the centerline of said Street Station 19+46.33; Thence southwesterly along a non-tangent curve to the left having a radius of 28.00 feet, an arc length of 44.13 feet, a central angle of 90°18'01", a chord bearing of South 45°17'32" West and a chord distance of 39.70 feet to a point on the easterly right of way of said Line Street, said point being 59 .14 feet right of the centerline of said Street St<;ttion 19+18.33; Thence North 00°08'3 l" East along said easterly right of way, a distance of 28.15 feet to the TRUE POINT OF BEGINNING.
