City of Missoula, Montana Item to be Referred to City Council Committee Committee: Public Works Committee Item: Right-of-way Encroachment or 424 North Higgins Date: October 4, 2010 Prepared by: Doug Harby Initiated by: Carla Mancini (Owner) Action Required: Request for approval of a Right of Way encroachment for 424 North Higgins Recommended Motion: The committee recommends the City Council approve and authorize the right-of–way encroachment at 424 North Higgins for Carla Mancini Timeline: Referral to committee: October 18, 2010 Committee discussion: October 20, 2010 Council acts to set hearing: NA Public Hearing: NA Background and Alternatives Explored: The new property owner of 424 North Higgins, formally Higgins Alley and Zimorino’s Red Pies, is renovating this building with a restaurant on the first floor, a Microbrew Pub on the second floor and a Cooking School on the third floor. She would like to install a balcony on the 2nd and 3rd floors. The second floor balcony will extend the entire width of the Higgins frontage and extend 5’ over the sidewalk. The third floor balconies will be in front of the windows/doors and extend 3 feet. City Public works supports this request. Financial Implications: None Attachments: Encroachments
