THAT the request to create a phasing plan and amend conditions of approval for Wratislaw Addition Subdivision as shown on the phasing plan dated March 2010 and Attachment E, be APPROVED. Timeline: City Council’s Referral to committee: March 22, 2010 PAZ Committee Action: March 24, 2010 Action Item City Council Action: April 5, 2010 (Consent Agenda or Committee Reports) Deadline: None Background: Wratislaw Family Trust, represented by Nick Kaufman, WGM Group, Inc., is requesting to phase the final plat for the Wratislaw Addition Subdivision (Attachment A & E) into two phases: Proposed Phases Proposed Submittal Dates Phase 1 (Lots 1-7, Lot 17 and 18) April 23, 2015 Phase 2 (Lots 8-16) April 23, 2017 The subdivision was approved by the Missoula City Council at its meeting of April 23, 2007 subject to twenty-three (23) conditions of approval (Attachment The subdivision was proposed to be filed in one phase with a final plat submittal date of April 23, 2009. On October 27, 2008 a one year preliminary plat extension request was granted changing the final plat submittal date to April 23, 2010. (Attachment The subdivider proposes to phase the subdivision into two phases and cites the current economic climate for the request. The request was sent out for agency comment on January 26, 2010. In response to agency comment the applicant amended the phasing plan design to incorporate and address agency comments (Attachment The applicants submitted an amended request and phasing plan on March 9, 2010 (Attachment ---PAGE BREAK--- Staff Recommendation: 1. Staff recommends approval of the request to phase and amended conditions of approval for Wratislaw Addition Subdivision as shown on the phasing plan dated March 2010.
