I spoke with Mr. McCool, and have no problem writing a letter stating that automatic fire sprinklers will not be required. This project was first reviewed by me in 2005 at which time there were no hydrants within required distances. Time has improved things. I will drive by the subject property Monday the 3rd. TO WHOM IT MAY CONCERN: A Mr. Rick McCool (241-9946) will be contacting city fire officials soon inquiring as to the continued necessity of a former subdivision condition for residential sprinkler systems within residences in the Grove Street Addition subdivision based on changed factual circumstances involving a fire hydrant subsequently being installed on the lot next to the lot he is building on. Reportedly since the subdivision was approved, the City has several years after the subdivision’s approval, recently had a fire hydrant installed on lot 4 of Grove Street Addition, which is adjacent to lot 2. The fire hydrant on lot #4 being seventy (70) feet from the property line between lot 4 and lot 2, Reportedly the original subdivider has died. Rick McCool purchased the lands comprising lots 4 and 2 from First Security Bank. He has now sold lot 4, which has the fire hydrant on it and is building a residence on lot 2. The location of these lots are behind Wheat Montana. Gleason abuts lot 4 as well. Mr. Rick McCool would like to obtain relieve from being required to install the residential sprinkler system within the residence, which is reportedly a subdivision approval condition. He would like the subdivision condition removed/waived or the subdivision approval condition amended/deleted. He states that it will cost him approximately $6,000.00 to install a residential sprinkler system in the residence, when there is a new fire hydrant on the adjacent lot located seventy (70) feet from his property line. Mr. Rick McCool also noted that this subdivision condition in conjunction with the subsequent new fire hydrant located on the adjacent lot makes it more difficult to attempt to provide affordable housing in the ?City of Missoula; because of the added $6,000.00 cost for the residential sprinkler system. I informed him that his first initial step needs to be to determine if city fire will support his request for relief from the subdivision condition requiring sprinkle ring of the residential house on lot 2.
