THAT the request to extend the preliminary plat approval period for the Larson Addition Subdivision, to extend the final plat submittal deadline to June 16, 2011, be APPROVED. Timeline: City Council’s Referral to committee: February 8, 2010 PAZ Committee Action: TBD Action Item City Council Action: February 22, 2010 (Consent Agenda or Committee Reports) Deadline: February 24, 2010 Background: The Office of Planning and Grants has received a request from Professional Consultants, Inc. to extend the final plat submittal deadline for Larson Addition to June 16, 2011 (Attachment Larson Addition is a 4 lot subdivision on 3.10 acres located west of Reserve Street, on the northeast corner of International Drive and Patterson Road. The subdivision preliminary plat was approved on June 16, 2008 subject to 16 conditions of approval (Attachment The approval required the final plat to be submitted by June 16, 2010. Per City Subdivision Regulations Article 4-7(1), the applicant is required to submit the final plat by the deadline in the approval letter or request an extension of the preliminary plat approval period. The regulations state that the governing body may grant an extension to the preliminary plat approval period, “but in no event shall approval extend beyond three years from the date of plat approval”. The applicant has submitted a request for a one-year extension of the deadline, in compliance with the three-year limit in accordance with City Subdivision Regulations Article 4-7(1). Staff Recommendation: 1. Staff recommends approval of the request to extend the preliminary plat approval period for the Larson Addition Subdivision, to extend the final plat submittal deadline to June 16, 2011.
