Meet performance standards established with the employee’s supervisor. 2. Visit building sites or exisƟng buildings to perform inspecƟons such as zoning, yard locaƟon, fooƟng, foundaƟon, frame, wiring, plumbing, and heaƟng to assure compliance to approved plans, building codes and ordinances. 3. InvesƟgate alleged code violaƟons; determine whether any violaƟon exists; inform building owner/worker of violaƟons in building construcƟon; serve correcƟon noƟces; prepare cerƟficaƟon of the inspecƟon; assist with abatement of unsafe buildings; examine damaged buildings upon request to determine structural safety for occupancy or reuse. 4. Inspect building projects to insure construcƟon proceeds in accordance with plans approved with the building permit. 5. Read and interpret adopted codes, technical manuals, drawings, instrucƟons, and specificaƟons as related to construcƟon projects. 6. Serve as a resource to contractors on maƩers relaƟng to code requirements and construcƟon techniques and pracƟces; discuss and explain ordinances and codes to concerned homeowners and contractors. 7. Respond to ciƟzen complaints regarding alleged violaƟons of city codes, ordinances, and regulaƟons. Inspect the city for code and ordinance violaƟons; determine the nature of the violaƟon and advise the property owners and others as needed; coordinate and monitor soluƟon. 8. Use computer to coordinate, schedule, and maintain records of new, pending, and completed inspecƟons. 9. Maintain files on buildings under construcƟon, such as inspecƟon reports, soil and concrete tests, etc.; research into parƟcular problems; suggest soluƟons; follow up on wriƩen agreements between the city and building owners, developers, contractors, etc. 10. Issue Stop Work NoƟces as directed. Follow up to assure permits have been obtained. Prepare and send non‐compliance noƟce leƩers out as needed per standard procedure. File cerƟficate of non‐compliance if appropriate. 11. Evaluate exisƟng buildings, on a complaint basis, for hazardous condiƟons and iniƟates abatement procedures per the currently adopted Uniform Code for the Abatement of Danger Buildings when warranted. 12. Study technical literature and aƩend meeƟngs to keep current on applicable codes and code changes as they occur. 13. Perform related duƟes as assigned. Under direcƟon from the Building Services Director, the Building Inspector II or III performs a variety of journey level, professional, and technical duƟes needed to assure compliance with the municipal code pertaining to violaƟons of building code through residenƟal and commercial building inspecƟons and plan review. ---PAGE BREAK--- 2 MINIMUM QUALIFICATIONS 1. EducaƟon and Experience: a. High School Diploma or G.E.D. b. Three—Four (3‐4) years experience as a building inspector or related experience. 2. Special QualificaƟons: a. Valid Utah Class D Driver’s License required; b. Licensed as State of Utah Limited Building Inspector required, c. Four‐Way ICC ResidenƟal CombinaƟon Inspector OR CerƟfied Four‐Way Commercial CombinaƟon Inspector preferred. 3. Knowledge, Skills and AbiliƟes: a. Knowledge of building, plumbing, electrical, mechanical, and energy conservaƟon codes; modern construcƟon methods, pracƟces, materials, tools, and equipment; draŌing techniques. b. Knowledge of legal system and procedures affecƟng planning, zoning and related operaƟons of the City. c. Knowledge of construcƟon methods and materials common to residenƟal construcƟon projects; building codes and project management; building, plumbing, electrical, mechanical, and energy conservaƟon codes; construcƟon methods, pracƟces, materials, tools, and equipment. Knowledge of basic blueprint reading, and related specificaƟons. d. Skill in diplomacy and cooperaƟve problem solving. e. Ability to operate a personal computer and MicrosoŌ products. f. Ability to communicate effecƟvely both verbally and in wriƟng. g. Ability to interpret codes accurately and effecƟvely; analyze permanent structures to determine conformity of established codes; communicate effecƟvely verbally and in wriƟng; read and interpret plans and specificaƟons; visualize completed projects in planning stages and esƟmate the end results; esƟmate quanƟty of materials accurately; perform advanced mathemaƟcal calculaƟons. h. Develop and maintain effecƟve working relaƟonships with elected officials, federal agencies, state agencies, local governments, co‐workers, and the public. WORKING CONDITIONS 1. Environment: InspecƟng construcƟon sites outdoors in all types of weather. May also be required to perform plan reviews in office and other duƟes as assigned. Inspector may be required to stay and work longer hours on a daily basis. 2. Physical: Tasks require variety of physical acƟviƟes, not generally involving muscular strain, such as walking, standing, stooping, siƫng and reaching. ConƟnuous talking, hearing and seeing required in the normal course of performing the job. Must be able to operate office equipment requiring repeƟƟve hand movement and fine coordinaƟon including use of a computer keyboard; and to verbally communicate to exchange informaƟon. 3. Vision: See in the normal visual range with or without correcƟon. 4. Hearing: Hear in the normal audio range with or without correcƟon. 5. AƩendance/Work Schedule: Employee is expected to be in the city offices during normal business hours Monday through Friday, however incumbent may be required to work extended hours including evenings and weekends. On call status may be required.
