January 2025 Millcreek Together Code Update I 18.45 Institutional Facilities Zone (IF) Summary Sheet Chapter 18.45 Institutional Facilities Zone (IF) Summary A. Purpose. The purpose of the Institutional Facilities (IF) Zone is to promote institutional projects, and supporting commercial, of regional significance that are developed as campuses to increase employment and economic vitality in Millcreek while enforcing design that is sensitive to single family neighborhoods. The development standards in this chapter regulate impacts that may be caused to immediate neighborhoods. The permitted uses under this zone are intended to meet the needs of Millcreek residents. B. What Changed. o Increase the allowable height next to a Residential Zone Boundary (now a defined term! You’re welcome!) to 35 feet. o Reorganized the chapter along the lines of the other chapters. o Streamlined use table. o Dropped lighting standards and referenced Outdoor Lighting. o Made height exception language consistent with Building Height chapter and referenced.
