Updated Feb 2023 Residential Addition Submittal Requirements Required Items for Electronic Submittal – incomplete submittals will not be accepted ☐ Completed Building Permit Application that includes detailed project description ☐ One complete set of plans stamped by an architect and engineer must include the following: • Engineer’s or Architect’s stamp on all Plans • Electrical plan • Elevation Drawing to determine building height (see page 3 example) • Lot Coverage Calculations, include on plans • (Maximum plan size is 24”x36) ☐ Manual JDS ☐ Complete set IECC documents (such as ResCheck or HERS report) ☐ Soil Report (site specific) (Soils report is not required when the structural engineer of record designs the new foundation to match the existing foundation and certifies on the plans that the existing foundation is performing adequately) ☐ Site Plan/Plot Plan (site specific) 8 ½” x 14” in size unless 11”x17” is needed – (See attached requirements) * ☐ Building Height Requirements – (see attached requirements) ☐ Drainage Plan (site specific)8 ½” x 14” in size unless 11”x17” is needed – (See attached requirements) * ☐ Architectural Review Approval Letter (required in certain developments) ☐ Asbestos Report required if removing 32 sq. ft. of surface material or equivalent of a 55 gallon drum Design Information Codes: International Residential Code 2021, National Electrical Code 2023, and International Energy Conservation Code 2021. Property address, legal description - lot, block, subdivision, filing number and drawing or revision date 2. North arrow 3. Building envelope and required setback lines 4. Lot dimensions 5. Lot coverage percentage 6. All projections such as stairs, balconies, decks, window wells, etc. 7. Distance in feet from proposed structure to property lines, include north, south, east and west 8. Distance in feet from proposed structure to existing structures (if applicable) 9. Property address, lot, block, subdivision 2. Proposed grading contours (spot elevations and arrows may be added to better demonstrate the direction of flow) 3. Original or overlot grading contours (accurate and easily deciphered from proposed contours) 4. 10% downward slope within the first 10’-0” from building foundation (where there is less than 20’ feet between structures, 10% to the center of the swale between) 5. 2% minimum downward site slope thereafter 6. Drainage high point(s) labeled with elevation(s) 7. Drainage leaving the site must be shown in controlled swales 8. Relationship to existing drainage patterns on adjacent lot(s) including contours and elevations 9. Must comply to the subdivision drainage/grading plan 10. Limits of the driveway and the proposed percent of slope for the drive 11. Other pertinent information required to demonstrate proper site drainage and flow away from foundation, windows, and walkouts 12. Water Service location into the property from the main, labeled, include location of all connections from street to house or ADU 13. Water meter location labeled (with size), which must be within utility easement, include location of proposed new meter 14. Water reclamation service location into the property from the main, labeled, include location of all connections from street to house 15. All easements, dimensioned and labeled 16.
