KLICKITAT COUNTY PLANNING COMMISSION AGENDA Regular Meeting June 18, 2018 7:00 p.m. Klickitat County Board of Commissioners Meeting Room: 205 S. Columbus Ave, Goldendale WA 1. Roll Call 2. Review of Minutes 3. New Business: PUBLIC HEARINGS Disclosure of ex-parte contact and potential conflict of interest Zone Change Request Application No. ZON 2018-02 Applicant: Jacobson/Hodge/Summit Cedar/Planning Department Proposal to rezone approximately 7.32 acres from Tourist Commercial to Industrial Park. The applicant upon completion of the rezone will be expanding a current lumber remanufacturing plant. Additionally, the Planning Department recommends to clarify/reaffirm the zoning for the parcel immediately north/northeast of the proposal. The existing County zoning map shows approximately 0.46 acres are zoned Tourist Commercial while the rest of the 2.5-acre parcel is zoned Industrial Park. The 2007 rezone allowed consideration of a future golf course and resort project was not intended to create a “split-zoning” parcel where it contains an existing lumber manufacturing facility. The proposed project location is within a portion of Sections 26 and 27, T2N, R13, W.M. Klickitat County, WA (Parcel numbers 02132715020100; 02132715020200; 02132715020300,02132715020400 and 02132600000500, Dallesport vicinity). Disclosure of ex-parte contact and potential conflict of interest Accessory Dwelling Unit (ADU) Amendment. The proposal is to amend the Accessory Dwelling Unit (ADU) section of the County regulation (Section 3.10 of the Klickitat County Zoning Ordinance No. 62678, as amended, and Klickitat County Code Title 19.54.110). This is a non-project action that does not propose or authorize any specific projects or activities. The proposed amendments are intended to provide clarity and reflect lessons learned during the implementation of the ordinance since 2012. Additionally, the amendment would expand the ADU provision to all lands in the unincorporated Klickitat County where single family residence is listed as a permitted use. 4.
