Residential Plan Review Checklist Two sets of building plans are required for a complete application. An approved/reviewed set will be returned to you and must remain on-site during construction including the final in legible condition. All following items must be included with plan review submittal. Plan review may be delayed i f all required documentation is not submitted. I. Site Plan (Draw legibly to scale: 1” = 20', etc. (11” x 17” maximum size) North arrow Street frontage Driveway location & width Easements, if any Location of all structures & specific use Location of septic tank & drain field (if applicable) Lot lines & dimensions-distances to property lines from proposed building(s) II. Construction Plans (Two sets required; 11" x 17" minimum) Floor plan of each floor Total square footage Dimensions of each room & labeled Door and window location & size (egress windows in bedrooms) Location/size ventilation fans Heat Source/furnace location & type (gas, electric, other) Smoke detector/Carbon monoxide detector locations Water heater location (gas/electric) Energy credit option used and cut sheet (on construction plans) .5 credits required for < 1500 sq. ft. 1.5 credits for 1501 sq. ft. and greater up to 5000 sq. ft Greater than 5000 sq. ft. requires 2.5 credits. III. Foundation plan Dimensions of existing & new foundation Rebar Slab Anchor bolts Hold-downs Ventilation Crawl space access IV. Building elevations Elevations' showing all exterior faces of the building All doors, windows & exterior materials V. Details Brace walls identified (type and width) Floor framing Outside/inside wall cross section Footing Cross section Vapor Barrier Garage wall section Stairs cross section (including handrails) Support pads, beams, posts Roof framing layout and reactions I hereby attest that the above items are completed and are part of the building permit application. I understand that if any items are not included or not consistent with code requirements, the permit application may be delayed in plan review until such time that I deliver correct information.
