INFORMATION FOR A BUILDING PERMIT. IT IS THE APPLICANTS RESPOSIBILITY TO SUBMIT THE FOLLOWING RESIDENTIAL BUILDING PERMIT REQUIREMENTS: 1. A completed Building Permit Application (form also available on-line at www.cityofeagle.org) 2. Building Department Deposit: New Homes-$250.00/All Other Residential Structures-$50.00; Deposit will be applied to the Plan Review Fee. Note: If the application is withdrawn after the Plans have been reviewed, the deposit is forfeited. 3. Two complete sets of construction plans which are to scale, including the footing diagram, structural drawings, sheer panel requirements, and detailed elevations. These plans shall meet 2012 International Residential Code requirements. Note: Plan Review Process takes up to 3 weeks. 4. Two copies of the Site Plan detailing: (required for New Homes, New Structures, Pools and Additions): (IRC 106.2) - Size and location of new construction and existing structures, if applicable - Set-backs with distances to lot lines (Any structure >=120 SF and/or 7' in height shall comply with minimum set-backs) - Easements - All Adjacent Streets with Names - Positive Drainage (IRC 401.3) - If in Special Flood Hazard Area- show floodplain/floodway boundaries and BFE (base flood elevation). (IRC 106.1.3) 5. 2009 IECC on plans or separate form (2 signed copies), if applicable. Prescriptive Path (IECC Table 402.11 climate zone 5) or Thermal Insulation REScheck (signed) (www.energycodes.gov) - New Homes - New Structures with conditioned space - Additions 400SF or larger 6. Mechanical Manual J on CD. 7. A completed 'Contractor Registration Verification Form' required if New Contractor/Builder to Eagle. 8. Architectural Committee Approval letter (HOA), if applicable. 9. Required Before the Building Permit will be Issued: - If on Septic System-CDH Accessory Use Authorization [707 N Pl, Boise ID-Phone: 327-7499] - New Home-Confirmation Water & Sewer Permits have been paid: -Water Permit -City of Eagle Water Department [660 E Civic Ln., Eagle ID-Phone: 489-8777] Issued with Building Permit -Eagle Water Company [172 W State, Eagle ID-Phone: 939-0242] -United Water Service-Confirmation not required [Phone: 362-1300] -Sewer Permit-Eagle Sewer District [44 N. Palmetto Ave., Eagle ID- Phone: 939-0132] 10. Projects located in Special Flood Hazard Areas (100 year floodplain) Shall have permits and documentation as required by Title 10 Eagle City Code. (First finished floor minimum of two feet above base flood elevation (BFE) and lowest floor, including crawl space, minimum of one foot above BFE) -Preliminary 'Elevation Certificate' submitted with Building Permit Application. -Post-Construction 'Elevation Certificate' submitted prior to issuance of the 'Certificate of Occupancy' Note: All Additions, Remodels, Pools and New Structures require a Building Permit Exception: Detached accessory structures used as tool and storage sheds, playhouses and similar uses, provided the floor area does not exceed 200 square feet (IRC code 105.2). For list of all other exemptions, see IRC code 105.2. NEW HOME BUILDING PERMITS WILL NOT BE ISSUED UNTIL CONFIRMATION IS RECEIVED THAT THE SEWER AND WATER PERMITS HAVE BEEN PAID. CERTIFICATES OF OCCUPANCY/COMPLETION No Certificate of Occupancy or Completion will be issued by the Building Official until all the appropriate inspections have been signed on the 'Inspection Record Card' and Finals have been passed.
