Page 1 of 4 Final Plat Checklist Updated 08/06/2025 FINAL PLAT SUBMITTAL CHECKLIST The following checklist needs to be completed, and all items listed within must accompany the completed application. REQUIRED SUBMITTAL DOCUMENTS – HARDCOPY ONLY: ☐ ☐ Three full-size copies of the Final Plat arranged in complete plan sets and folded according to department standards – folding instruction available at: PZ-Plan-Folding-Instructions-PDF . REQUIRED SUBMITTAL DOCUMENTS – DIGITAL ONLY: All plans and documents must be submitted as original, high-resolution digital versions (not copies, where applicable). For file naming and formatting instructions, please refer to the digital submittal standards located on the city’s website. ☐ ☐ If the signatory on this application is not the owner of the property, an original notarized statement (affidavit of legal interest) from the owner stating the applicant is authorized to submit this application is required. ☐ ☐ A copy of the approved preliminary plat arranged as a complete plan set. ☐ ☐ A drawn to scale copy of the final engineering construction drawings (including drainage calculations) showing street, sidewalk, water, sewer, pressurized irrigation facilities, pumping station, drainage, and any other public improvements. ☐ ☐ A numbered list which corresponds to and addresses each site specific and standard condition of approval associated with the preliminary plat. ☐ ☐ An exhibit of the final lot layout that includes (either graphically or within a legend/notes): the final lot and block numbers, lot sizes (in square feet), approved setbacks, required easements, and any additional regulatory requirements for each lot. The exhibit shall also state the approved water purveyor, sewer/septic, and the fire district with authority over the development. ☐ ☐ Copy of Deed. ☐ ☐ The approved preliminary plat. ☐ ☐ The proposed final plat. ☐ ☐ Street light plan with approved cut-sheets showing street light location, height, wattage, and lumen output. ☐ ☐ Subdivision Fencing Plan and detailed cut-sheets of fencing styles approved by the Design Review Board for all common areas (if applicable). Fencing for individual single-family/two family lots shall be designed in accordance with Eagle City Code Section 9-3-10. Applicant Use Staff Use ---PAGE BREAK--- Page 2 of 4 Final Plat Checklist Updated 08/06/2025 ☐ ☐ Pathways and Trails plan (if development impacts existing pathways and trails, or if development would trigger improvements based on the City's adopted Pathways and Trails Master Plan) showing the following: ☐ Pathway locations, classification, tread surface, and width. ☐ Trail locations, classification, tread surface, and width. ☐ Sidewalk locations, type, and width. ☐ Location of existing easements for irrigation companies. ☐ Location of canal routes and specify which ones will be covered and which will stay open. ☐ ☐ Canal company license agreements (if applicable). ☐ ☐ Exclusive use easements of any kind that might impact pathways and/or open space (if applicable). ☐ ☐ Owner shall provide a “Heavy Truck Traffic Plan” to be followed by any vehicle, machinery, or equipment weighing 8,000 pounds or more, as measured by the Gross Vehicle Weight Rating (GVWR). Failure to provide requested information in a timely manner may result in an application processing delay. ☐ I understand that the applicant and/or representative must attend all public meetings regarding this application and that failure to attend will likely result in a postponement of your application being heard and acted upon. ☐ I understand that public hearing signs must be posted by the applicant/representative prior to the Planning and Zoning Commission hearing and again prior to the City Council hearing in accordance with Eagle City Code Section 8-7-8 ☐ I understand that my application will not be deemed complete by the City until all required application materials have been accepted (including any hardcopy documents) and the necessary fees have been paid. ☐ The applicant shall not construct any required improvements, including storm drainage or roadway facilities until the City has issued a “Notice to proceed with construction”. Upon receipt of the ACHD approved construction drawings and confirmation by the City Engineer that they comply with the City-approved construction drawings, the City will issue the “Notice to Proceed with Construction” to the applicant’s designated representative. ☐ I acknowledge that this application does not constitute final approval, and that additional permits, reviews, or requirements may apply.
