DAWSON COUNTY GOVERNMENT 25 Justice Way, Suite 2233 Dawsonville, GA 30534 (706) 344-3501 1 BUILDING INSPECTOR DAWSON COUNTY COMMUNITY DEVELOPMENT Full-Time/Hourly/Non-Exempt JOB SUMMARY Under the direction of the Building Services Manager, this position is responsible for inspecting new residential and/or commercial construction throughout Dawson County and ensuring compliance with building codes and other ordinances of the county to include but not limited to: building codes, plumbing code, gas code, electrical code, mechanical code and energy code. ESSENTIAL DUTIES P e r f o r m d a i l y b u i l d i n g i n s p e c t i o n s C o o r d i n a t e s d a i l y r o u t e f o r s c h e d u l e d i n s p e c t i o n s , i s s u a n c e o f s t o p w o r k o r d e r s , etc. Enters inspection results into system Maintains records of such and prepares reports as necessary. E v a l u a t e w o r k p e r f o r m e d b y d e v e l o p e r s a n d contractors on/in-progress, county funded, and private construction projects; ensures work meets ICC specifications and complies with ordinances; communicates with developers and contractors regarding problems; sends violations notices. P r o v i d e s t e c h n i c a l i n f o r m a t i o n a n d a s s i s t a n c e t o d e v e l o p e r s , c o n t r a c t o r s , a n d the general public pertaining to code interpretations, processes, and changes thereto. Works with other state and federal regulatory agencies and governmental d e p a r t m e n t s t o e n s u r e t h e g e n e r a l p u b l i c i s f o l l o w i n g r e q u i r e m e n t s . R e v i e w s a p p r o v e d c o n s t r u c t i o n d r a w i n g s a n d s i t e p l a n s a s p a r t o f t h e i n s p e c t i o n , m e e t s w i t h d e v e l o p e r s , c o n t r a c t o r s , a r c h i t e c t , a n d e n g i n e e r s t o r e s o l v e p r o b l e m s c o n c e r n i n g compliances with zoning codes and regulations and other local ordinances. KNOWLEDGE / SKILLS / ABILITY KNOWLEDGE OF: International Code Council – Building Codes County geography, including the location of roads streets, s u b d i v i s i o n s , a n d z o n e d a r e a s . State laws, local ordinances, and trade codes governing, environmental protection, and soil erosion, and ---PAGE BREAK--- 2 Rev. 03/2025 development and the c o n s t r u c t i o n p r o c e s s a n d a b i l i t y t o i n t e r p r e t s u c h . SKILLED IN: Reading and understanding building codes Dealing with the public. Verbal and written communication. ABILITY TO: Review, understand, and interpret design drawings, site plans, construction specifications, engineering plans, maps, plats, and contract documents to determine compliance with county ordinances and policies. Organize and manage multiple projects and priorities. GUIDELINES Guidelines include county ordinances, construction plans, relevant s t a t e l a w s , z o n i n g r e g u l a t i o n s , a n d I C C c o d e s f o r c o n s t r u c t i o n . T h e s e guidelines require judgment, selection, and interpretation in application. This work is usually time- sensitive. ADA MINIMUM REQUIREMENTS Scope of Performance: T h e p u r p o s e o f t h i s p o s i t i o n i s t o e n s u r e t h e b u i l d i n g codes and regulations are enforced, as well as to proactively provide expertise to l o c a l g o v e r n m e n t a l e n t i t i e s , c o n t r a c t o r s , a n d t h e g e n e r a l p u b l i c . Physical Ability: T h e w o r k i s t y p i c a l l y p e r f o r m e d w h i l e s i t t i n g , s t a n d i n g , w a l k i n g , b e n d i n g , c r o u c h i n g , o r s t o o p i n g ; and the employee must be able to stand long periods of time. The employee is frequently required to lift light and heavy objects, up to 25 pounds regularly and up to 50 pounds occasionally, climb ladders and use tools or equipment requiring a high degree of dexterity; a n d b e a b l e t o d i s t i n g u i s h b e t w e e n s h a d e s o f c o l o r . Environmental Factors: The work is typically performed in an office and ou t d o o r s . T h e e m p l o y e e m a y b e e x p o s e d t o n o i s e , dust, dirt, grease, and machinery with moving parts, and inclement weather. The work requires the use of protective devices such as mask, goggles or gloves. SUPERVISORY AND MANAGEMENT RESPONSIBILITY The Building Services Manager assigns work in terms of general instructions. Completed work is spot-checked for compliance with procedures a n d t h e n a t u r e a n d p r o p r i e t y o f t h e f i n a l r e s u l t . ---PAGE BREAK--- 3 Rev. 03/2025 MINIMUM QUALIFICATIONS / CERTIFICATIONS Applicant must be 18 years of age or older. High school diploma or equivalent, plus a mi n i m u m o f o n e y e a r ’ s e x p e r i e n c e i n t h e f i e l d o f c o n s t r u c t i o n o r r e l a t e d f i e l d ; o r a n y c o m b i n a t i o n o f e d u c a t i o n , t r a i n i n g a n d e x p e r i e n c e w h i c h p r o v i d e s t h e r e q u i r e d k n o w l e d g e , s k i l l s a n d a b i l i t i e s t o p e r f o r m t h e e s s e n t i a l f u n c t i o n s o f t h e j o b . Applicant must have possession of or the ability to readily obtain a driver’s license issued by the State of Georgia and maintain a satisfactory Motor Vehicle Record (MVR).
