Commercial Permitting Fact Sheet When a LDP is needed for Commercial- Anytime there is grading as the Land Disturbance Permit also includes things like an entrance detail and landscape plan When a Building Permit is needed- Any construction that is more than cosmetic or affecting an area of greater than 120 sq ft. To Apply for a new Building Permit o Application o Stamped Set of Plans o Review Fee (Invoice sent after for card payments) Once all parts of application have been accepted a zoom invite with your review date will be sent to the applicant’s email Steps are the same for an LDP except the review fee cost is higher Review dates are generally the second Thursday after submittal A Standard building permit will be reviewed by o Building Department o Fire Department o Etowah Water and Sewer Authority An LDP will also include review by o Soil and Erosion o Public Works o Possibly Environmental Health (projects with food service or septic) ---PAGE BREAK--- Review Comments are returned to the developer by email and revisions based on those comments are reviewed in the same time frame. Once a review has been completed in order for a permit to be issued o The final permit fee will need to be paid (including impact fees) o Two (Three for LDP) Hard copies of the plan will need to be brought in to be stamped. o The contractor will need to be present with his License( and Blue card for LDPs) Subcontractors affidavits are not needed at issuance but, are before first inspection. LDP’s will also need to communicate with Public Works in order to schedule a Pre- construction meeting
