SENIOR BUILDING INSPECTOR DAWSON COUNTY COMMUNITY DEVELOPMENT Full-Time/Hourly/Non-Exempt JOB SUMMARY Under the direction of the Building Services Manager, this position is responsible for inspecting new residential and commercial construction throughout Dawson County and ensuring compliance with building codes and other ordinances of the county, including, but not limited to: building codes, plumbing code, gas code, electrical code, mechanical code, and energy code. ESSENTIAL DUTIES Perform daily building inspections and issue permits, certificates of occupancy, etc. Coordinate scheduling of inspections and issuance of stop work orders, citations for code violations, etc. Maintains records of such and prepares reports as necessary. E v a l u a t e w o r k p e r f o r m e d by d e v e l o p e r s a n d contractors on in-progress, county-funded, and private construction projects; ensure work meets specifications and complies with ordinances; communicate with developers and contractors regarding problems; send violation notices, issue citations and warnings as needed, and testify in c o u r t as n e c e s s a r y . Provides technical information and assistance to developers, contractors, and the general public pertaining to code interpretations, processes, and changes thereto. Works with other state and federal regulatory agencies and governmental departments to ensure the general public is following requirements. Visually inspect storm water control m e a s u r e s . M a i n t a i n websites for daily i n s p e c t i o n s . May be r e q u i r e d to review commercial plans and attend plan review m e e t i n g s . Assist Emergency Personnel when auto a c c i d e n t s involve b u i l d i n g s being damaged. Assist others in training through personal c e r t i f i c a t i o n s and experience Perform other related duties as assigned. County geography, including the location of roads, streets, s u b d i v i s i o n s , a n d z o n e d a r e a s . State laws, local ordinances, and trade codes governing environmental protection, soil erosion, and development, and the construction process, and the ability to interpret such. SKILLED IN: Dealing with the public. Verbal and written communication. ABILITY TO: Review, understand, and interpret design drawings, site plans, construction specifications, engineering plans, maps, plats, surveys, and contract documents to determine compliance with county ordinances and policies. Organize and manage multiple projects and priorities. GUIDELINES Guidelines include county ordinances, construction plans, relevant state laws, zoning regulations, and standard codes for construction. These guidelines require judgment, selection, and interpretation in application. This work is usually time- sensitive. ADA MINIMUM REQUIREMENTS Scope of Performance: The purpose of this position is to ensure the building codes and regulations are enforced, as well as to proactively provide expertise to local governmental entities and the general public. Physical Ability: The work i s t y p i c a l l y p e r f o r m e d w h i l e s i t t i n g , s t a n d i n g , walking, bending, crouching, or s t o o p i n g , and the employee must be able to stand for long periods. The employee is frequently required to lift light and heavy objects, up to 25 pounds regularly and up to 50 pounds occasionally, climb ladders, and use tools or equipment requiring a high degree of dexterity; a n d be a b l e t o distinguish between shades of color. Environmental Factors: The work is typically performed in an office and outdoors. The employee may be exposed to noise, dust, dirt, grease, and machinery with moving parts, and inclement weather. The work requires the use of protective devices such as a mask, goggles, or gloves. ---PAGE BREAK--- 3 SUPERVISORY AND MANAGEMENT RESPONSIBILITY The Building Services Manager assigns work in terms of general instructions. Completed work is spot-checked for compliance with procedures and the nature and propriety of the final result. MINIMUM QUALIFICATIONS / CERTIFICATIONS Applicant must be 18 years of age or older. Applicant must have the ability to read, write, and perform basic mathematical calculations; a high school diploma or equivalent is preferred, and must possess a minimum of one year of experience or equivalent in the field of construction or a r e l a t e d field. Applicant must possess or have the ability to readily obtain a driver’s license issued by the State of Georgia and a satisfactory Motor Vehicle Record (MVR). Applicant must pass a background check and drug screening. Applicant must possess and maintain an International Code Council (ICC) Residential(B1) and Commercial(B2) Building Inspector Certification and be able to obtain Combo Residential and Commercial Inspector Certification in Electrical, Plumbing, and Mechanical within the first 2 years of employment. May be required to obtain and maintain additional certifications as deemed necessary. Applicant must possess or be able to obtain certification in soil erosion through for Level 1B.
