Neighbor Notification Information Administrative Adjustment • Letter of intent • Site Plan • Notification Letter (example attached) Notice of the proposed adjustment must be mailed by Certificate of Mailing to all adjacent and adjoining property owners. Proof of such mailing must be submitted with this application. The application does not become valid until we have a copy of the stamped Certified Mailing form in hand. Please note: This application is reviewed administratively by the Dawson County Community Development Director or their designee. The Director is empowered to grant adjustments to numeric standards of the Land Use Resolution by a maximum of twenty percent provided the purposes of the ordinance are not impaired and there is no negative impact on surrounding properties. Notice of the proposed adjustment must be mailed by Certificate of Mailing to all adjacent and adjoining property owners. Proof of such mailing must be submitted with this application. Interested parties have fifteen (15) days from the date of mailing to file an appeal. If no appeal is filed, written approval will be issued by the Director. The purpose of the administrative adjustment is to address particular hardship situations of individual lots and parcels, not to grant wholesale adjustments for entire subdivisions or developments. For residential subdivisions of 50 or more units, no more than 10% of the units may receive the same adjustment. Greater requests must seek a variance. Similarly, in non- residential developments, administrative adjustments should only be applied in hardship situations (such as topography concerns).
