Grading Plan Review Checklist Project Name: Job Number: Engineer: Date Received: Reviewed By: Date Returned: Note: Please return this list and redlined copy of the plans when revised plans are submitted Plan Stamped by a Level II Design Professional currently registered in the State of Georgia 1. A title block containing: 24 hour contact information of the Owner/Developer including: name, phone number, mailing address, email address, total acreage, dist. acreage, site address, lot number, and builder. 2. The property boundary, setbacks, zoning buffers, ingress and egress easements, limits of disturbance, existing and proposed structure(s). 3. All public and private easements and infrastructure within. 4. A description of appropriate controls and measures that will be implemented at the construction site including: perimeter control BMPs, grading and drainage BMPs, and final BMPs, in particular final stabilization. The plan may combine all of the BMPs into a single phase or separate them out into initial, intermediate, and final phases. 5. Erosion and sedimentation control practices, with legend, and Co with GPS. 6. The following note: “The escape of sediment from this site shall be prevented by the installation of erosion and sediment control measures and practices prior to land disturbance activities.” 7. The following note: “Erosion control measures shall be maintained at all times. If full implementation of the approved Plan does not provide for effective erosion control, additional erosion and sediment control measures shall be implemented to control or treat the sediment source.” 8. The following note: “Any disturbed area left exposed for a period greater than 14 days shall be stabilized with mulch or temporary seeding.” 9. Street names and location of right-of-way. 10. Current and accurate flood plain according to FEMA. 11. Locate and show all existing and proposed utilities, including septic tank and drain field. 12. Note high and low points with associated flow arrows to illustrate drainage patterns away from structure, this includes pad/finished floor elevation. Also show existing and proposed contours with grades and directional drainage flow away from adjacent lots. 13. Graphic scale (no less than no greater than 1”=60’) and north arrow. 14. Copy of the recorded plat for associated property.* 15. Show location, length, and size of driveway pipe as required along with sizing calculations. 16. BMPs for concrete wash-down of tools, concrete mixer chutes, hoppers and the rear of the vehicles. Washout of the drum at the construction site is prohibited. *Residential Plans Only Questions?
