It is not the flood that will occur once every 100 years. Rather, it is the flood elevation that has a 1-percent chance of being equaled to or exceeded each year. Thus, the 100-year flood could occur more than once in a relatively short period. The 100-year flood, which is the standard used by most Federal and State agencies, is used by the National Flood Insurance Program (NFIP) as the stand for floodplain management and to determine the need for flood insurance. Base Flood Elevation (BFE): The expected flood height measured in feet above mean sea level (NAVD 1988 Datum). Zone A: Flood hazard areas inundated by the 100-year flood with no base flood elevations determined. Zone AE: Flood hazard areas inundated by the 100-year flood with base flood elevations established. Zone B, C, X: Areas determined to be outside the 100-year floodplain. The flood zone will be identified by a letter as referenced in the “Flood Zone Definitions” section of this brochure. You can also visit www.georgiadfirm.com to obtain a flood risk snapshot for your location. Flood Facts We all live in a flood zone and are all at risk of floods damaging our property. Anytime it rains, overland flooding can occur. Flood risks range from low, moderate, and high. Your insurance will be determined by where you live, the risk of flooding and the flooding source. You don’t have to live near a river, creek, or stream to be a victim of flood damage. Homeowner’s insurance does NOT cover flood damages. Flood insurance is designed to restore your property to it’s pre-disaster condition.
