After Final Plat Approval by P&Z & Council □ 2 mylar copies of signed/sealed and filed final plat. □ Electronic copy of subdivision providing the following data: □ Prior to recordation of the Final Plat, electronic media shall be provided in AutoCad.dwg or AutoCad.dxf format, which contains the physical features of the survey for this development. The drawing shall be referenced to a known coordinate system. A Projection (PRJ) file should be submitted. If not, include a text file with all the parameters describing the datum, projection and coordinate system used for the project. The drawings shall include either a data dictionary to explain the layers, or a self-explanatory layering system. PROCESS 1. Applicant submits all required information as outlined to the Community Development Department. If you choose to submit a conceptual plat, it will only receive comments from P&Z, it will not go before the City Council. Applicants may schedule a pre-application meeting with city staff instead. 2. The Community Development Department distributes your plans to all divisions for review (electric division, water, wastewater, sanitation, streets and engineering staff). There is 4 week review period for all extensive site development plans submitted. Please use calendar below to determine the meeting date where your item will be presented before the Planning, Zoning and Adjustment Board. 3. The Community Development Department will provide a response to your request within 4 weeks of your submittal. Each phase of development is reviewed (i.e. conceptual, preliminary and final plats.) 4. If necessary, the Community Development Department sets up a meeting between owner and/or designees with appropriate city staff to review the project and address any questions or ambiguity. 5. Your item is added to a P&Z Board meeting agenda, then the Board meets and reviews your proposal. P&Z board makes a recommendation to Council for each phase of your development (i.e. Preliminary Plat & Final Plat). 6. Your item is presented before City Council for review, approval or denial for each phase of development. 7. Sewer Line Impact Fees – Per Resolution 2007-09 – Enacted November 20, 2007. Sewer line impact fees will be applied to all commercial and residential projects that discharge effluent to the Canyon Meadows Interceptor Main otherwise identified as the sewer main that extends from the west end of Riverview Drive to the North Lift Station by the City Shop. 8. Following final plat approval, applicant has 100 days to file the plat at the courthouse to make it public record & begin selling parcels in said subdivision.
