If an item is not met, see 10-11-2 to determine if other options are available. Size of property: square feet. (7,000 s.f. minimum) The number of dwelling units currently on the property: (Maximum 1 existing) The ADU will be constructed: Within an existing single-family dwelling. As an addition to an existing single-family dwelling. Within a proposed single-family dwelling. As a new accessory building. Above or within a residential garage or accessory building. (Maximum 800 sq. ft., or 75% of the primary dwelling, whichever is less, unless an exception is granted. The footprint of a proposed accessory building containing an ADU is limited to twenty percent of the lot.) The ADU will be of conventional site-built construction. (No prefabricated structures or RVs permitted, except modular dwellings may be authorized through a conditional use permit process.) Number of bedrooms: (Maximum of One off-street parking space will be provided for the ADU, and any required parking spaces displaced by the project will be replaced. If located in the R-2 Zone, any rental of the ADU must be for periods of 30 days or more, except as may be permitted through the City short-term rental registration process. Both units will be connected to public water and public sewer. Distance from the ADU to the nearest fire hydrant (measure as the fire hose would lay): feet.
