ACCESSORY BUILDINGS & STRUCTURES (50-200 square feet) A Zoning Compliance permit is required for all accessory buildings that are 50-200 square feet in size. (Buildings exceeding 200 sq. ft. in size require a Building Permit). A site plan must be included with the permit application, showing the intended location of the structure on the property and the distance to lot lines and any other structures on the property. RESTRICTIONS  Only one accessory building may be placed on a property  Accessory buildings cannot be placed on a vacant lot  May not exceed 16’ in height LOCATION  Accessory buildings are allowed in rear and side yards only  Must be a minimum of 3’ from rear and side lot lines when located in rear yard  Must be a minimum of 6’ from any existing structures such as a house or a detached garage  Accessory buildings located in side yards must meet side yard setbacks. Side yard set backs are different for each zoning district. You must know the zoning of your property. This can be found on the City web site at http://gis6.midland-mi.org/public/index.aspx.  Corner lots: These lots have frontage on two streets. The smaller frontage is considered the front yard; no accessory buildings are allowed in this area. The larger frontage is considered the side street accessory structures placed here must meet the side street setbacks. See below:  Accessory buildings are allowed in flood plain areas. These structures must be designed to allow water to enter and leave. The building materials used must be rated for a wet location. Please contact the Building Inspector for more details on buildings constructed in flood plain areas.
