TOWN OF STERLING PLANNING BOARD MEETING May 2016 A regular meeting of the Town of Sterling Planning Board was held on Monday May 2, 2016 at the Sterling Town Hall at 7:00 pm with the following members present:  June Ouellette ~ Chairman  Sue Allen ~ Member  Vernon Bishop ~ Member  Susan Lemon ~ Member  Scott Crawford~ Member Also Present: Ron Buckman, Jennifer Blanchard and Carolyn Waterman. Chairman Ouellette called the meeting to order at 7:00 pm. BUSINESS Ronald Buckman – Preliminary Review – Minor Subdivision -676 Sterling Station Road, Red Creek – Tax map # 19.00-1-13.2 Mr. Buckman provided the Board members with a survey map of a 2 lot minor subdivision proposal for property that he owns on Sterling Station Road. The proposed 6.5 acre lot wraps around neighboring property owned by Scott Nash who plans to purchase the lot for additional space for family activities. The remaining road frontage on Sterling Station is 50’ wide which is sufficient to provide future access for a road or driveway into the remaining 30 acres. The property also has 871 feet of frontage along Viele Road. The members reviewed the dimensional requirements of the properties and found them to be compliant with the LUR. The map was checked against the required elements checklist and found it lacking the property owner information for properties across both roads – Sterling Station and Viele. An application was presented with a completed short SEQR which the Board will review during the next meeting. The applicant was instructed to add the missing information to the map and add the word ‘Final’ to the title block of the map and return with 5 paper maps and 1 mylar for a Public Hearing on June 6th. Jennifer Blanchard – Sketch Plan Conference – Minor Subdivision: Lot Line Adjustment Mrs. Blanchard approached the Board with a survey map of their property on Marsh Drive which has an irregular property line along the rear (north) and side (west) lines. The neighboring property belonging to Abare has agreed to sell property to the Blanchards that will straighten the lines and make a more square property. The subdivision is small enough to be considered a lot line adjustment and is intended to be merged with the Blanchard’s lot, therefore not requiring a ZBA variance. The applicant was instructed that a subdivision application would need to be completed by the Abare’s and that a letter from them would be needed for the file allowing Mrs. Blanchard to complete the process in their absence. The map would also need to be drawn with the Abare property as the center inclusive of all neighboring lot information. An application with a SEQR to be completed will be sent to Jennifer Blanchard by the clerk and once a map is ready she should return for a preliminary review. ---PAGE BREAK--- Gene Sova – Preliminary Review – Minor Subdivision – 1226 Fintches Corners Road, Sterling – Tax map #15.00-1-46.1 The Planning Board members had reviewed and accepted the site plan map survey for a minor subdivision at the April meeting and have scheduled a Public Hearing for June 6th. The clerk will notify the applicants of the date. MINUTES Meeting minutes for April 4, 2016 were approved by a motion moved by Member Allen and seconded by Member Crawford. All were in favor without further discussion and the motion passed. ADJOURN On a motion by Member Lemon and seconded by Member Bishop, the meeting was adjourned at 7:45 PM.
