SUBDIVISION DEVELOPMENT PROCEDURES 1. Site Plan Meeting 2. Subdivision and Plat(s) to Public Hearing for Recommendation from Planning & Zoning Commission (can be preliminary or preliminary and final at the same time) 3. Subdivision and Plat(s) approval by City Council (can be preliminary or preliminary and final at the same time) 4. Construction Plans Submitted and Approved 5. Will-Serve Signed 6. Development Agreement Approved by City Council 7. Development Agreement Signed and Recorded 8. Subdivision Infrastructure Construction Can Begin 9. Inspections by Superintendents on Infrastructure 10. Preliminary Punch List Submitted for Review 11. Subdivision Walk-Through Scheduled and Conducted 12. Final Punch List Submitted and Approved 13. Subdivision Letter of Acceptance Issued 14. Final Plat Approval and Recording (if not done previously) 15. Building Permits Can Now Be Issued*** 16. Building Inspections Begin 17. Certificates of Occupancy Can Be Issued ***If building permits are requested to be issued prior to the subdivision acceptance, the developer/applicant will need to request a waiver to show justification using the following criteria: 1. Significant Delays due to any of the following: a. Weather b. Unique/Unforeseen Environmental Factors c. Government/Public Agency Administrative Requirements Unique to Development’s Location or Type 2. No certificates of occupancy will be issued until all infrastructure is complete and has been accepted Details of the approved waiver will be listed in the Development Agreement.
