SUBMITTAL FOR RESIDENTIAL PLAN REVIEW 1. Residential New. Two sets of submitted plans shall include but not be limited to: ● Copy of Water and Sewer Tap fees. ● Plot plan detailing property boundaries, location of structure from property boundaries, location of easement setbacks etc. Plot plan should show locations of construction exit, silt fence, swells, and lot drainage. ● Calculation for sizing of HVAC equipment. ● Calculations for Energy Code (Reschek). ● Footing and foundation details, floor framing plan for all stories, ceiling joist and rafter sizes and spans, engineered floor and roof truss plans if applicable, roof pitch, building elevations, dimensioned floor plan with all rooms labeled for use, and electrical diagram including smoke detector locations. 2. Residential Addition. Two sets of submitted plans shall include but not be limited to: ● Plot plan detailing property boundaries, location of existing structure as well as the proposed addition, location of addition to property boundaries, easements, setbacks etc. Plot plan should show locations of silt fence, swells, and lot drainage. ● Footing and foundation details, floor framing plan for all stories, ceiling joist and rafter sizes and spans, engineered floor and roof truss plans if applicable, roof pitch, building elevations, dimensioned floor plan with all room labeled for use, and electrical diagram to include smoke detector locations. 3. Residential Alterations, Repairs Etc. ● Written description detailing the scope of the work to be performed, building, electrical, plumbing and mechanical. ● Plans may be required on complex projects. 4. Retaining Walls ● Retaining walls over four foot high shall be required to be permitted and plans shall be prepared and sealed by an engineer. 5. Fax Permits ● Roof, windows, siding and water heater, and mechanical change-outs; payment shall be received within 72 hours of faxing permit request. 6. Certificate of Occupancy ● Letters of Completion and Certificates of Occupancy will not be available between the hours of 12:30 and 2:00 PM each day. For all alteration/ addition /demolition project, Georgia EPD regulations require that a thorough asbestos inspection by an accredited asbestos inspector be conducted prior to the disturbance of ---PAGE BREAK--- any materials, and if the ACM (asbestos containing materials) or RACM (regulated) is 10 linear feet / 10 square feet or greater, that EPD is notified 10 working days prior to beginning the abatement. All Regulated Asbestos Containing Materials must be abated by a Georgia licensed abatement contractor and properly disposed of. The CAB recommended that a courtesy notification be submitted to EPD on all projects. You may be required to provide this information per request.
