NOTICE OF NEIGHBORHOOD MEETING This notice is to inform you of an upcoming opportunity to participate in a neighborhood meeting for a potential development project planned within the City of Arvada. PROJECT NAME: Ralston Creek PROPERTY LOCATION: 6710 Indiana Street, 6730 Indiana Street, 6720 Indiana Street, 14420 W 67th Avenue, and 14425 W. 67th Avenue. APPLICATION SUMMARY: The Ralston Creek project is planned as a mixed-use neighborhood. The plan includes an area for retail buildings and restaurant adjacent to Indiana Street. The residential component will contain 117 condominiums, 110 townhomes, 76 4-plexs and 24 single-family homes. The density of the project will be approximately 7 dwelling units per acre. The proposed maximum building height will be 32’. 9 acres of open space will be provided with the project including a City Park and a trail connection to the Ralston Creek Regional Trail. At this time, the applications for this project would include Annexation, Comprehensive Plan Amendment, Rezoning, Preliminary Development Plan, and Preliminary Plat. This is done to help ensure community input and feedback into proposed developments prior to any formal application being submitted. If an application is submitted and the project moves forward, property owners and Homeowners Associations located within 1,500 feet of the subject property will be notified of the dates of both the Planning Commission hearing and the City Council hearing approximately 10 days in advance of the hearing dates. During the neighborhood meeting, the project representative will present the proposal to the audience, and may have a graphical representation of the proposal, a project fact sheet, and/or detailed handouts regarding specific details of the planned development for audience review. Audience members will be given an opportunity to ask questions and provide comments regarding the proposed project. Arvada city staff will be available at the meeting to address any questions regarding the development review and application process.
