The engineer inspecting the soils and foundation components shall consult the design engineer and/or the geotechnical engineer if any unusual conditions or conditions that are not consistent with the soils report are present. If any modifications are required, plans must be approved by the design engineer and submitted to the City of Arvada before work continues. The inspections were performed by a qualified inspector by the firm listed and as the qualifying engineer agree that the inspections meet the City of Arvada requirements and do hereby certify that the applicable portions of the foundation and subsurface drainage systems conform to the plans and specifications, which were submitted to the Building Inspection Division, of the City of Arvada. However, this certification does not guarantee the performance of the foundation system, or concrete encased electrode. Signature of Licensed Landscape Architect Timing of Inspection Arvada may for any reason audit a landscape inspection and complete an independent inspection. Results of that inspection may require additional landscape construction, an escrow or an escrow adjustment by the applicant. Due to the difficulty in evaluating and verifying landscape construction during winter months, no landscape inspections will be accepted during the months of December, January and February. During that period, the contractor will receive no credit for completed or partially completed landscape construction. Landscape Escrow If landscape construction is partially completed, or is yet to start construction, the Landscape Architect must provide an estimate indicating the value of the incomplete landscaping; this will serve as the basis for the required escrow amount as established by the development agreement. If there is no effective development agreement for the site, the required escrow amount will be set at 150% of the estimated value, except during a drought, during which time the escrow may be reduced to 110% of the contract value for incomplete turf or seeded areas, trees, shrubs, mulch, edger, and weed barrier; a factor of 150% will be applied to all other landscape elements. Escrowed funds will be released upon submission of Certificate of Landscape Completion indicating that 100% of the landscape design for the site has been completed per the approved plans.
