Updated: 12/30/2013 Building Division Plan Review Classification (Turnaround Time) Plans submitted for review are classified by the scope of work, which in turn determines the estimated review time. Please refer to the table below. Project Classification OTC Medium Major Mega Turnaround Times * 0-2 days 10 days 20 days 25 days Resubmittal/Revision * same 5 days 10 days 13 days Proposed Project (Scope of Work) • Blockwalls • Patio Enclosures/Covers (city standard) • Swimming Pools • Wall Signs • Reroofs • MEP Review only • E.V. Charger Level 1 (Residential 1-2 Family) • Residential room additions/remodels/Repairs less than 2,000 s.f. • Office Tenant Improvements less than 5,000 s.f. and/or valuation less than $100,000 valuation. • Minor Tenant Improvements involving or occupancies. • Investigation cases • E.V. Charger Level 2 (commercial) • Retaining Walls • Patio Enclosures/Covers (custom) • Demolition of Structures • Monument, Pole, and/or Blade Signs • Office Tenant Improvements over 5,000 s.f. and/or over $100,000 valuation. • Residential additions over 2,000 s.f.. • Commercial additions. • New single family residence, multi- unit apartments, commercial and industrial projects. • Grading • Projects with multiple buildings on a complex or site • Projects with a construction valuation over $1,000,000 • Projects including podium structures • All mixed use projects *Work days, excluding day of submittal. Staff has the discretion to adjust the classification of plans as needed. Expedited only reduces the Building Division's first review time in half, all subsequent review times are not reduced.
