MANAGEMENT PRACTICES QUESTIONNAIRE City of Anaheim Quality Rental Housing Program Property owner or their designee must answer ALL of the following questions pertaining to management practices on the multi-family rental property located at Anaheim, California. Owners must support answers with documentation as noted below. FAIR HOUSING LAWS 1. Do you abide by the Fair Housing Act? Yes No (Sec. 800. [42 U.S.C. 3601 note] Short Title This title may be cited as the "Fair Housing Act".) TENANT SCREENING 1. Check the box next to the method(s) that you use to screen potential tenants on an application. Retail credit check Verify Social Security & Driver’s License Telecheck Check references Eviction check Verify applicant through picture I.D. Call previous landlord Verify bank accounts Verification of employment Verify emergency numbers and contacts WRITTEN RENTAL AGREEMENTS 1. Should you find occupants living in a unit who are not listed on the rental agreement for that unit, what action would you take? (check all that apply) It is not my practice to enforce occupancy standards or limits. Tenants are verbally instructed to comply with the rental agreement within days, with subsequent follow up. Tenants are issued a written notice to correct the problem, stating a specific number of days in which to comply. Extra occupants allowed to stay if occupancy meets your rental standards, the new tenants can pass a credit check, and a written rental agreement is completed. Tenants are apprised of the house rules at the time of move-in. Tenants are required to sign and agree to the house rules. Tenants are given a copy of the house rules. Rental agreement or management practices provide for termination of tenancy for violation of published house rules? WALK-THROUGHS 1.
