County of Alpine Adopted: 11/072006 Revised: 02/01/2011 BUILDING MAINTENANCE WORKER SENIOR BUILDING MAINTENANCE WORKER DEFINITION: Under general supervision and at the direction of the Community Development Director; to perform a variety of skilled and semi-skilled work in the maintenance and repair of buildings, fixtures and equipment, janitorial services; may provide some direction for temporary work staff; and perform related duties as required. CLASS CHARACTERISTICS: BUILDING MAINTENANCE WORKER - This is a journey level classification. Incumbents perform a variety of duties in the maintenance and repair of County buildings and related machinery and equipment. Assignments involve painting, carpentry, plumbing, electrical, janitorial and mechanical repair. SENIOR LEVEL is distinguished by requiring specialized knowledge and skills to perform the operation and maintenance of steam and/or hot water boilers, refrigeration and air conditioning units, and electrical devices. Incumbents may also perform a variety of skilled maintenance and repair work in County buildings and related machinery and equipment involving painting, carpentry and plumbing repair. An incumbent in this classification may be called after hours for emergency repair work. EXAMPLES OF DUTIES – Duties may include, but are not limited to the following: Performs a variety of skilled and semi-skilled work in the maintenance and repair of County building and grounds Performs carpentry, painting, plumbing and electrical work Performs janitorial services Performs building alterations, installs electrical fixtures Maintains assigned areas in a clean, orderly and safe condition Moves and arranges furniture and equipment Maintains equipment and materials used in work assignments Operates a variety of irrigation equipment Participates in the remodeling of County buildings Assists with the inspection of building and facilities for needed repairs May oversee and assign work to temporary staff Completes and maintains records and reports ---PAGE BREAK--- 2 Senior Level in addition to above: Works from sketches, blueprints and oral and written instructions to make repairs and adjustments on electric, pneumatic and electronic control devices, steam and/or hot water boilers and pumps Overhauls ventilation systems, air compressors, emergency generators, and air conditioning equipment Performs charging, evacuating, condenser cleaning and filter changes Lubricates all mechanical equipment MINIMUM QUALIFICATIONS: Knowledge of: Carpentry, electrical and plumbing trades Standard tools, methods, practices, and materials involved in the building trades Applicable provisions of building, electrical and plumbing codes Safe work practices Plumbing and electrical systems Methods and practices followed in the maintenance of tools, machinery and equipment Occupational hazards and safety precautions of the building maintenance trades Senior Level in addition to above: Low pressure boilers, ventilating equipment, refrigeration equipment, absorption air conditioners, and mechanical building systems and equipment Plumbing, die thread cutting, union and fitting replacement and open drain and finish replacement Ability to: Perform a wide range of skilled and semi-skilled building trades work Skillfully use a variety of building trades tools and equipment Perform a variety of grounds and landscape maintenance assignments Read and understand plans, construction drawings and blueprints Recognize and locate conditions which require maintenance and repair work Use and care of hand and power tools utilized in the building trades Estimate time and materials needed to perform maintenance, construction and repair jobs ---PAGE BREAK--- 3 Follow written and oral instructions Perform arithmetic calculations at the level necessary for satisfactory job performance Establish and maintain cooperative working relationships Senior Level in addition to above: Operate, maintain, and repair air conditioning , heating, ventilating, refrigeration and related mechanical building systems Training and Experience: Building Maintenance Worker: Any combination of training and experience which would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the required knowledge and abilities would be at least two years in building and maintenance work in another government agency or multi-building position. Senior Level: Any combination of training and experience which would likely provide the required knowledge and abilities is qualifying. A typical way to obtain the required knowledge and abilities would be at least three years of experience in building trades and maintenance work, including one year in the mechanical operation, maintenance, and repair of heating and air conditioning systems and electrical control devices. Completion of a Heating/Air Conditioning Program will substitute for the one year heating and air conditioning experience requirement. Education: High school diploma or equivalent. Other Requirements: Possession of a valid California Driver’s license and good driving record. TYPICAL WORKING CONDITIONS: Work is performed both in office and outdoor environments; some exposure to varying temperatures; exposure to dust, controlled and hazardous substances, pesticides, herbicides, and chemicals; continuous contact with staff and the public. TYPICAL PHYSICAL REQUIREMENTS: Frequently sit for extended periods; stand and walk or crouch on narrow, slippery and erratically moving surfaces; stoop, kneel, bend to pick up or move objects; physical ability to lift and carry objects weighing up to 50 pounds; normal manual dexterity and eye-hand coordination; corrected hearing and vision to normal range; verbal communication; use of hand and power tools and a variety of building trades, tools and equipment. ---PAGE BREAK--- 4
